Terms of Service

1. Acceptance of terms

By creating an account or using OffMarketLeads, you agree to these Terms. If you don't agree, please don't use the service.

2. The service

OffMarketLeads is a UK property lead-generation and analysis tool. We provide search, scoring, calculator, outreach, and CRM tools to help property investors evaluate and pursue deals. The service is provided on a software-as-a-service basis and is delivered "as is."

3. Subscription & billing

Paid plans are billed in advance, on a monthly or annual cycle, via Stripe. Subscriptions auto-renew unless cancelled before the renewal date.

Refunds: Monthly plans are non-refundable except where required by UK consumer law. Annual plans cancelled mid-term are refunded pro-rata for whole months remaining, minus any used month plus a £15 administration fee.

Cancellation: You can cancel from your billing settings at any time. Access continues until the end of the paid period.

Price changes:We'll give at least 30 days notice of any price increase to existing subscribers.

4. Acceptable use

You agree not to:
  • Scrape, mirror, or systematically download our data.
  • Resell, share, or sub-license your account credentials.
  • Use our outreach tools for unsolicited mass marketing or spam.
  • Use information obtained via skip-trace or any other feature for harassment, threats, intimidation, or anything illegal.
  • Reverse-engineer, probe, or interfere with the service's security.
  • Misrepresent yourself or impersonate someone else when sending outreach via our platform.

Violations may result in immediate suspension or termination without refund.

5. Intellectual property

We own the OffMarketLeads service, software, and original content. You own your account data — saved searches, analyses, notes, pipeline entries, etc. We license the property database and public records under their respective licences (HMLR, Companies House, ONS, EPC Open Data).

6. Data accuracy

We work hard to keep the property database accurate, but data is sourced from public records that may be incomplete or out of date. Calculator outputs are estimates only — always verify figures independently before committing capital. Nothing in OffMarketLeads constitutes financial, legal, tax, or investment advice.

7. Limitation of liability

To the maximum extent permitted by law, our total liability to you for any claim arising from the service is limited to the subscription fees you paid in the 12 months preceding the claim. We're not liable for indirect, consequential, or punitive damages, including lost profits, lost deals, or lost goodwill. Nothing here limits liability for death, personal injury, or fraud.

8. Termination

You can close your account at any time via /settings. We may suspend or terminate your account if you breach these Terms, fail to pay, or use the service in a way that risks harm to us or other users.

9. Governing law

These Terms are governed by the laws of England and Wales. Disputes will be heard in the courts of England and Wales.
